REAL ESTATE WEB DESIGN
Custom websites for
real estate agents
and brokerages.
Built for your business. Designed for your buyers and sellers.
We design and develop one-of-a-kind WordPress and Webflow websites that help buyers find a home, help sellers understand your value, and make it easier for both to choose you. Every website is built around your brand and your business. We do not use pre-made website templates.
Custom design. Buyer experiences. Seller experiences. IDX and MLS integration.

Your home has a story.
Let's tell it well.
A clear plan for presenting your home, reaching buyers, and keeping you informed.
Help sellers understand preparation, photography, and the first steps toward listing their home.
Include this seller experience in my briefCOMPLETELY CUSTOM / FROM THE FIRST DECISION
Your business is one of a kind.
Your website should be, too.
We do not use pre-made website templates. We create a custom design and develop your WordPress or Webflow website around you—from the first impression to the smallest interaction. Your positioning, your audience, your people, and your ambitions set the direction.
An original creative direction
We establish a distinctive visual language for your business: typography, composition, color, imagery, movement, and tone. The result should feel recognizably yours before a visitor even reads the logo.
A journey designed for your clients
We shape page structure, property storytelling, search behavior, finding an agent, and contact options around the way your clients make decisions. A buyer comparing homes and a seller choosing representation need different kinds of reassurance.
Custom development with considered foundations
We build the components, layouts, content models, and connections your experience needs. WordPress or Webflow provides the foundation; we create the design, layouts, and interactions specifically for your business. We assess third-party listing tools early so their limitations do not quietly define your website.
Custom is not a decorative layer. It is the thinking that connects the brand, the content, the interactions, and the systems behind them. Where a licensed IDX provider controls part of the interface, we make that boundary clear and evaluate deeper integration when your ambitions require it.
01 / YOUR BUSINESS, PROPERLY UNDERSTOOD
Your website. Your clients.
Your way of doing business.
Whether you are an independent real estate agent or a brokerage with multiple offices, your website needs to do two things well: explain why people should work with you and help buyers and sellers take the next step.
For individual agents
Make your expertise tangible through a considered biography, market focus, buyer and seller guidance, relevant listings, and a direct route to speak with you. Connect your personal brand to the brokerage identity and disclosures you are required to carry.
For real estate teams
Bring your agents together under one recognizable brand. Help buyers and sellers find the right person, explore the areas you serve, and contact your team. Give each agent a useful profile while keeping the website consistent.
For brokerages
Connect your agents, offices, service areas, and property listings in one custom website. Make it easy for buyers and sellers to find local expertise. Give your brokerage a practical way to manage agent pages, approve content, and direct inquiries.
Choose your business type to add it to your brief.
02 / PEOPLE FIRST
Buyers explore.
Sellers evaluate.
Both need confidence.
For buyers: explore homes and find guidance
Give buyers clear ways to explore an area, shortlist suitable homes, understand the buying process, and ask a specific question. Helpful neighborhood guides, financing resources from appropriate sources, and clear representation information support the relationship beyond a search box.
For sellers: understand why to choose you
Explain your approach to preparation, presentation, pricing conversations, marketing, communication, and negotiation. Use genuine examples and approved testimonials where available. Let sellers request a conversation without forcing them through a confusing valuation funnel.
Make home valuation requests clear
A request for a market analysis should explain who will respond and what information they need. If an automated valuation tool is included, label its limitations and source. Do not present an estimate as an appraisal or a guaranteed sale price.
Show sellers how you will market their home
Explain your approach to photography, property presentation, online promotion, showings, and communication. Show real examples when you have permission. Help a seller understand the care you bring to marketing a home before they request a listing consultation.
DESIGN THE PRIORITY

- Find a relevant property
- Ask a useful question
- Connect with the right agent

Add this journey to my brief03 / DISCOVERY, WITH INTENTION
Help buyers find a home.
And an agent they trust.
Property search should feel inviting from the first tap. We shape filters, map and list relationships, property information, and inquiry paths around the decisions people actually need to make.
Give people useful control
Price, property type, bedrooms, location, and relevant features should be easy to understand and reset. Preserve search context when someone returns from a property detail. Provide useful empty states rather than a dead end.
Present the whole picture
Make photography, floor plans, property facts, accessibility information when available, open-house details, and listing attribution easy to find. We plan for missing media, changed status, unavailable properties, and slower connections—not just the ideal listing.
Invite a conversation at the right moment
A showing request should carry the property reference and the visitor’s question. Saved homes and search alerts can be scoped where the provider supports them, with clear account and consent expectations.

04 / KNOW WHAT POWERS THE EXPERIENCE
MLS is the source.
IDX is a way to display it.
These terms are often used as if they mean the same thing. They do not. Understanding the difference helps us scope the right website and avoid expensive assumptions.
What is an MLS?
A Multiple Listing Service is a system through which participating real estate professionals share property information. Coverage, access, and rules are determined by the relevant service. There is no single public nationwide MLS feed that a web designer can simply switch on.
What is IDX?
Internet Data Exchange allows eligible participants to display certain other participants’ listings under applicable permissions and rules. An IDX provider supplies the connection or search tools; your website supplies the surrounding brand experience. An integration does not automatically include every listing or field.
What is a VOW?
A Virtual Office Website is a different framework for providing brokerage services online and can involve registration and a broker–consumer relationship. It is not simply another name for IDX. If your plans require VOW functionality, we assess its separate access and operating requirements with your provider.
Access comes before integration.
Confirm the participating brokerage, relevant MLS, display permissions, approval process, and who signs the agreements.
A standard is not a data license
RESO Web API and Data Dictionary standards help software exchange and describe real estate data consistently. RESO does not supply listing access. We still need the appropriate agreements, credentials, supported fields, and technical documentation from the actual data provider.
An approved feed is not a promise of instant updates
Refresh schedules and available statuses depend on the feed and applicable rules. We establish how updates, removals, attribution, timestamps, and errors will be handled. We do not describe a system as real time without confirming what it actually delivers.
Learn more: NAR: MLS and online listings · NAR: IDX · Realcomp: VOW · RESO: Web API. Specific implementation requirements are confirmed against your MLS and provider’s current agreements.
05 / CHOOSE THE RIGHT CONNECTION
The right integration.
Not the longest feature list.
We evaluate the actual provider experience before committing to it: mobile search, customization, accessibility, search engine visibility, CRM compatibility, operating cost, and what happens if you change vendors.
| Approach | Useful when | What we check |
|---|---|---|
| Hosted or embedded search | You need a provider-managed search experience with a relatively contained integration. | Visual flexibility, iframe constraints, accessibility, URL behavior, analytics, and whether search content belongs to the parent page for indexing. |
| Platform integration or plugin | A supported CMS and provider can deliver the functionality you need. | Custom layout control, update compatibility, caching, page generation, vendor support, and the effect on performance. |
| Custom data integration | Your experience or operations require deeper control and the license permits it. | API access, development and operating budgets, permitted storage, data normalization, security, monitoring, and ongoing maintenance. |
| Selected property listings without IDX | Your priority is an editorial brand site, selected properties, developments, or services. | Permission to publish each asset, manual updates, status accuracy, removal procedures, and a manageable content workflow. |
Your choice will be included in the brief.
Before we quote the integration
We need your MLS name or names, brokerage affiliation, current provider, desired markets, property types, domain plan, CRM, and any required agent or office attribution. Multi-MLS projects need a specific review of licensing, overlapping records, supported fields, and display rules.
Understand the ongoing cost
A website build, IDX subscription, MLS or data fees, maps, CRM, messaging, hosting, and ongoing support are separate considerations. We identify responsibilities and recurring charges during scoping instead of hiding them inside a vague all-inclusive promise.
06 / A DISTINCTIVE POINT OF VIEW
Make the brand feel as considered
as the properties you represent.
SHOW SELLERS WHAT WORKING WITH YOU LOOKS LIKE
A listing presentation.
Made for your website.
01 / PRESENTATION
A home worth a closer look.
Create a distinctive property page with your photography, a thoughtful description, and a clear sense of what makes the home special.
Creative direction with a reason behind it
We establish typography, color, photography, composition, and motion around your positioning. A luxury specialist, a community-focused team, and a multi-office brokerage should not look like the same template wearing different logos.
Property storytelling, properly paced
Give strong imagery room to work, balance atmosphere with useful facts, and keep calls to action clear. Photography, video, aerial media, and floor plans need both publishing rights and a delivery strategy that works on mobile connections.
People are part of the product
Agent pages should help visitors choose someone to work with. Plan real biographies, areas served, relevant expertise, approved credentials, contact routes, and current brokerage relationships. Keep directories searchable without turning them into a wall of identical headshots.
Luxury without the friction
Subtle depth, editorial transitions, and responsive interactions can make a site memorable. They should never trap scrolling, obscure property information, delay access, or prevent someone from reaching you.
07 / LOCAL KNOWLEDGE, MADE USEFUL
Show buyers and sellers
you know their local market.
Neighborhood and community guides
Publish original knowledge about amenities, transport options, housing styles, and practical local resources. Use factual, inclusive descriptions and maintained sources. Avoid stereotypes or claims about who belongs in a neighborhood.
Search visibility with substance
Connect area guides, service pages, agent profiles, and useful articles through clear navigation and internal links. Establish page titles, descriptions, canonical rules, and crawlable content. A feed of duplicated listing text is not a complete content strategy.
AI-readable information
Use clear answers, descriptive headings, meaningful entity information, and accurate structured data where appropriate. Keep important facts available as text. No agency can guarantee search rankings, AI citations, or inclusion in a generated answer.
Keep property pages accurate
Plan what happens when a listing changes status or leaves the feed. Depending on permitted retention and usefulness, preserve an appropriate page, offer alternatives, redirect where genuinely relevant, or return the correct unavailable status.
Filter and map pages
Avoid generating endless low-value indexable combinations. Define which curated landing pages deserve indexing and how dynamic filters, pagination, canonical URLs, and sitemaps should work.
Migration without guesswork
Inventory current URLs, valuable content, integrations, and tracking before a redesign. Prepare redirects, validate links and forms, preserve useful search signals, and monitor the launch. Retaining rankings is a goal, not a guarantee.
08 / FROM INTEREST TO FOLLOW-THROUGH
Connect buyers and sellers
with the right agent.
A lead is only useful if the right person receives the right context. We design the handoff with your team: the destination, owner, notification, fallback, and next action.
Connect the systems you actually use
Connect website inquiries to your customer relationship management system (CRM). Include the details your agents need: the property, the question, and how to contact the buyer or seller. We plan for duplicate contacts and failed deliveries so requests are easier to follow up.
Make routing explicit
Direct property inquiries, seller requests, and general questions to the appropriate agent or office. Define how listings with no assigned agent, absent team members, and cross-office inquiries are handled.
Measure what matters
Agree on useful events such as buyer inquiries, showing requests, contact clicks, and seller consultation requests. Separate genuine conversions from casual interactions, avoid placing personal information in analytics events, and respect the applicable consent setup.

09 / THE FOUNDATION
Choose the platform around the work.
We build our real estate websites on WordPress or Webflow. Every site is custom-designed and developed for the client—never selected from a pre-made website template. We choose between these two foundations around your content, approved listing integration, and operating requirements.
Custom WordPress development
We create your visual design, page layouts, content structures, and interactive components around your business. We assess suitable IDX integrations, agent directories, publishing permissions, and CRM connections, then plan performance, plugin governance, and ongoing updates. The platform supports the experience; a pre-made theme does not define it.
Custom Webflow development
We design and build a distinctive responsive experience with a content model your team can manage. We assess your chosen listing provider, search behavior, CRM connections, and editorial needs before confirming the scope. Provider-controlled features and platform constraints are identified early, with clear decisions about what is custom-built and what is integrated.
Ownership should be clear from the beginning
You should know who controls the domain, hosting, source files, design assets, CMS accounts, integrations, and licensed components. We document what can move with you, what belongs to a third-party subscription, and how handover will work.
10 / DETAILS THAT PROTECT THE EXPERIENCE
The work behind the confidence.
Accessibility in real interactions
Plan keyboard access, visible focus, readable contrast, labels, error messages, reduced motion, accessible dialogs, and useful image descriptions. Provide a list alternative to maps and test third-party components. An accessibility overlay is not a substitute for a usable implementation.
Performance on actual devices
Optimize media, reserve image dimensions, defer nonessential resources, and test the weight of mapping and IDX scripts. Balance cinematic presentation with fast access to the information people came for.
Privacy and security
Collect only the information needed, protect transport with HTTPS, manage credentials outside front-end code, and define access, retention, spam controls, and vendor responsibilities. Secure forms should not invite visitors to send financial documents or identity records unnecessarily.
Brokerage and MLS review
Plan required brokerage identification, listing attribution, approved trademarks, disclaimers, and property status presentation. We implement agreed requirements and support review by the responsible brokerage and provider; requirements differ by market and agreement.
Inclusive housing content
Review descriptions, imagery, inquiry flows, and advertising choices with your compliance stakeholders. Focus neighborhood content on factual features and resources. Avoid exclusionary language, discriminatory targeting, or assumptions about the people who should live somewhere.
A launch that stays supported
Define monitoring, update ownership, backups where applicable, recovery responsibilities, form checks, and provider escalation routes. Agree on the support scope and response expectations rather than promising an undefined always-on service.
Compliance is a shared implementation and review process, not a guarantee created by installing a plugin. Your brokerage’s qualified advisers should approve applicable legal language and operating requirements. HUD fair housing rights and obligations.
11 / FROM FIRST CONVERSATION TO LIVE EXPERIENCE
A clear process.
Room for exceptional work.
Discover and define
Understand your audience, positioning, service areas, operating model, and priorities. Audit the existing website, content, lead flow, analytics, and provider agreements. Agree on scope, decision-makers, success measures, dependencies, and exclusions.
Map and prototype
Develop the page structure, content model, and buyer and seller experiences, including how visitors find and contact an agent. Prototype high-value interactions and validate the proposed listing-provider approach before visual decisions become expensive to change.
Design with intent
Establish the visual system and responsive layouts. Review real content lengths, listing edge cases, directory behavior, and the mobile experience. Refine motion, typography, hierarchy, and accessibility together.
Build and connect
Develop bespoke page layouts and components on WordPress or Webflow, integrate approved data and business systems, configure publishing permissions, and establish measurement. Keep provider credentials server-side and document data and subscription dependencies.
Test, review, and launch
Test forms, routing, search, property status changes, keyboard journeys, responsive layouts, performance, redirects, and analytics. Complete the agreed brokerage/provider review, train editors, and launch against an explicit checklist.
Maintain and improve
Review real visitor behavior and inquiry quality after launch. Prioritize improvements with evidence. Keep content, integrations, and responsibilities current through the agreed support arrangement.
What determines the timeline?
Content readiness, design scope, data access, provider approvals, integration complexity, and feedback cycles all matter. We establish milestones after discovery and identify external dependencies before they become surprises.
What determines the investment?
A personal brand site and a multi-office, multi-MLS platform are different projects. We separate strategy, design, content, development, migration, and integration work from third-party recurring costs, so the proposal describes what you are actually buying.
12 / BEFORE YOU ASK
Good questions. Clear answers.
Do you use pre-made website templates?
No. Averane custom-designs and develops real estate websites on WordPress or Webflow. Your brand, content, page layouts, and interactions are shaped around your business. Licensed IDX tools may supply particular search or data features; we explain their capabilities and constraints separately from the custom website.
Can you build a real estate website without IDX?
Yes. An agent or brokerage may need a strong brand site, individual property pages, or a seller-focused experience without a broad listing search. We choose the scope around your business model and publishing permissions.
Will the site show every property in my area?
Not necessarily. Feed coverage, participation, display permissions, seller instructions, property types, and provider capabilities affect what appears. We verify the intended coverage rather than promise a universal property database.
Can we keep our current CRM or IDX provider?
Often, subject to its supported integration methods, contracts, and technical quality. We review the existing setup first and explain the tradeoffs before recommending a replacement.
Can buyers save homes and receive alerts?
These features can be included when supported by the selected provider or separately scoped system. We define account creation, notification preferences, consent, and who maintains that functionality. The concept on this page does not create a real saved-search account.
Can agents manage their own pages?
We can scope role-based editing so authorized people maintain appropriate content while shared branding and approvals remain controlled. We also plan agent departures, ownership changes, and directory updates.
Can you support multiple offices and MLS regions?
Yes, where the relevant access and integrations support the brief. Each source may introduce its own licensing, data handling, attribution, fees, and approval requirements. We assess these before confirming the architecture.
Will our listings help us rank on Google?
Indexable, useful pages can contribute to a search strategy, but listing content alone does not guarantee visibility. Provider rendering, duplicate content, permissions, technical setup, and original local expertise all matter. Embedded content is not automatically indexed as the host page’s content.
Can you create luxury, commercial, land, or new-development websites?
We can shape the design and information architecture around those audiences. Commercial availability, floor areas, investment information, development phases, and reservations need their own content and integration requirements; a residential IDX setup is not assumed to cover them.
Will you write content and help with photography?
Content planning, copywriting, asset direction, and media preparation can be included in the agreed scope. Photography production, licenses, floor plans, and specialist media should be specified separately. We do not invent transaction results or testimonials.
Can you migrate our existing website?
We review the current content, URLs, systems, and ownership first. The migration plan covers redirects, data that can lawfully move, account access, form destinations, and launch verification. Some vendor-managed features may need to be rebuilt or replaced.
Who pays the IDX and MLS fees?
The proposal identifies which subscriptions and data fees are paid directly by you and which, if any, are included in our scope. Provider and MLS charges are not assumed to be part of the design fee.
What should we bring to the first conversation?
Your current website, business type, markets, MLS and provider details if known, CRM, brand assets, priority journeys, content availability, and desired timing. You do not need all the answers—the brief below helps organize the starting point.
